Principal Accountabilities:

1. Land Acquisition: a. Provide legal advice and support throughout the land acquisition process. b. Manage land due diligence process and prepare executive summary of facts and red flags in title of the property under acquisition. Review of title certificates and co-ordination with law firms. c. Review, draft, and negotiate agreements related to land purchase, leases, and acquisitions including term sheets, MOUs, agreements, conveyances, etc. d. Ensure compliance with relevant laws and regulations governing land acquisition.

2. Documentation: a. Prepare and review legal documents, including contracts, deeds, and agreements related to real estate transactions including tenders, procurement contracts, lease agreements, contractor agreements, service provider agreements, marketing agreements, work orders, statutory agreements, undertakings, etc. b. Handling customer/ society related issues including drafting of notices, settlement agreements, consent terms, etc. c. Manage and oversee the documentation process to ensure accuracy and compliance with legal standards.

3. RERA Filing and Compliance: a. Drafting of customer documentation including booking form, allotment letter, agreement for sale, lease deed, etc for the purpose of launch of project of the Company. b. Manage the registration of real estate projects under RERA and guide the concerned teams in completion of the process in a timely manner. c. Manage compliance under provisions of RERA and other relevant regulations. d. Drafting of deeds of conveyance for transfer of the property to the Society post receipt of OC.
