Job Description: Pre & Post Contract Specialist – Finishing Works (Residential Projects, Mumbai Zone)

 

Pre-Contract Responsibilities:

  • Independently manage activities for interior and finishing works contracts across residential projects in the Mumbai Zone.
  • Conduct detailed techno-commercial evaluations of Bills of Quantities (BOQs) provided by consultants/architects, ensuring alignment with technical specifications, drawings, and defined scope of work. Verify completeness and accuracy of item descriptions and specifications.
  • Lead the pre-qualification process and vendor development for relevant tenders.
  • Perform market surveys and industry benchmarking to w.r.t. vendors, specifications, and cost structures in comparison with similar projects in terms of scale and quality.
  • Prepare comprehensive tender documents and float tenders to pre-qualified contractors/vendors.
  • Organize and facilitate pre- and post-bid technical meetings, addressing and resolving vendor queries.
  • Evaluate techno-commercial bids, prepare comparative statements, and conduct thorough technical and commercial negotiations with vendors/contractors.
  • Finalize contract awards by obtaining necessary approvals from senior management and issue purchase/work orders accordingly.

 

Post-Contract / Procurement Responsibilities:

  • Coordinate with vendors and contractors to ensure timely submission of bank guarantees and other post-award documentation.
  • Address and resolve contractual issues arising during project execution.
  • Analyze rates for additional/extra items by engaging with vendors, contractors, consultants, and engineers to gather market-based pricing inputs.
  • Issue amendment work orders to accommodate design changes or evolving site requirements throughout the project lifecycle.
  • Manage escalation claims and provide accurate interpretation of contract terms to resolve disputes.
  • Facilitate dispute resolution through amicable settlements or arbitration, as required.
  • Offer guidance to project managers/site execution team and internal stakeholders on contractual matters and procedures.

 

Education Qualification & Experience:

  • B.Tech - Civil Engineering
  • 10 to 14 years of experience
